Homebuyer Milestones
Getting Pre-Approved with Our Preferred Lender:
Start by getting pre-approved through Ryder Homes' preferred lender. This step secures your position on the VIP Priority List and establishes your budget, ensuring you can confidently select a home within your financial range. Selecting a Home and Going into Contract:
Once pre-approved, you’ll select the home that best meets your needs and officially enter into a purchase contract, securing your choice, subject to the VIP Priority List’s rules.
Customizing Your Home with Builder and Design Center Options:
After the contract, you’ll work with the builder and visit the design center to customize your home by selecting finishes, fixtures, and other options to suit your preferences.
Meeting with the Construction Team:
You’ll meet the construction team to discuss the build plan and timeline, ensuring your customizations are incorporated and expectations are aligned for the build process.
Conditional Loan Approval:
During construction, your lender will work on securing conditional loan approval. This step confirms you meet all financial requirements, pending the appraisal.
Frame Walk with Construction:
After the framing is near completion, you’ll participate in a frame walk with the construction team to review the structural elements of your home and verify that everything aligns with your selections.
Closing Notice:
As your home nears completion, you, title, and your lender (if applicable) will receive notice to prepare for closing. This notice alerts your lender to order the appraisal and to complete any final steps, such as preparing documents for your loan.
Final Loan Approval:
With your home nearly finished, your lender will issue final loan approval, confirming that all financial conditions are met and your loan is ready for closing.
Orientation Walkthrough:
About three to four days before your closing date, you’ll conduct an “Orientation Walkthrough” with the Ryder Homes team to review the completed home, ensuring all work meets your expectations and any final questions are addressed. Every new homeowner receives a one year Limited Builder Warranty and a ten-year Construction Defect Warranty, so there’s no need to worry if something is missed at the Orientation Walkthrough. Title Signing Appointment:
Once title has received your loan documents from your lender, they will contact you to schedule a time to review, sign, and notarize. This will also be when your remaining downpayment funds will be deposited in your escrow account. Your title signing appointment can occur at the title company, or a mobile notary can be arranged to come to you.
Recording and Closing Escrow:
Congratulations! After all your funds are in escrow, the sale has officially been recorded, and escrow is closed, you have completed the home-buying process! At this point, you’ll receive the keys to your new Ryder Home.
